Grow Townhouses, Bainbridge Island (2017)
Development Consulting. Development in Downtown Bainbridge Island. Ecological concept includes green roof to recapture displaced vegetation as well as storm water quantity and quality management. Sustainability Consulting. 20,000sf 2-story Medical Center Shell & Core Sustainability strategy for clinic on Bainbridge Island to reestablish community trust in a contentious shopping development. Proposal creates a living building focused on nature and healing. Vegetated roof canopy provides connection to nature while patients wait on their appointments, full garden connection for chemotherapy rooms, and selectively located roof over highly glazed area to reduce heat gain, occupant comfort.

Raskin Residence. King County. (2001-2002)
Project Manager. 5,000sf SFR on Lake Washington in the Holmes Point Area. Highlight of project was the successful doubling of allowable Imperviously Area limits from 35% to 70% by challenging a conflict in the Holmes Point Development Ordinance. Project was in Design Development; scope of included project administration, code analysis, permit documents, project budgeting and scheduling.

Project Team. This is a Tenant Improvement Package on a fast-track schedule. Work includes space planning and permit documents.
Tacoma Art Museum. Tacoma. (2001-2002)
Project Team. Museum project by Antonne Predock Architects with Olson Sundberg Kundig Allen as the Executive Architect. Coordination of design changes in the Café, Chihuly Display Case and Plaza area with consultants, detailing, submittal reviews, responding to RFIs and issuing ASIs. Steel shop drawings review.

Haggen Residence, Chuckanut Bay (1999-2000)
Project Team. The Haggen Residence is project on Chuckanut Bay with a construction budget of $4 million. The project includes a 8,000 sf main house with a separate boat storage-shop and guest house. Work included Permit documents, construction documents, coordination with consultants, contractor and Construction Administration. Project is currently in construction phase.
Little Residence, Samish Beach (1998-2000)
Project Manager. The Little Residence is an Accessible project with a construction budget of $350,000. The client is an inventor who is wheelchair bound. Work included design proposal, accessible product & requirements research, coordination with consultants and permit documents. Project is in its second phase of design to locate the residence closer to the sea.
Gehl Design, Seattle (1999)
Project Manager. Interiors remodel at Pike Street Market for a Graphics Design firm. Construction budget for the project was $50,000. Work included schematic design, construction and permit drawings.
VICTOR SCHWARTZ ARCHITECT. NYC
182 Lafayette, NYC (1997-98)
Project Manager. Development of existing building on 2900 sf. lot in downtown manufacturing district. Conversion of six stories building “Joint Work-living for Artist” and the addition of a penthouse. The work includes legalizing the conversion, technical consultation, assembly of construction documents, coordination of construction, and observation of construction work performed by different General Contractors for compliance to specifications and New York City Building Codes. The major changes to the building included addition of a penthouse and upgrading of an existing service elevator to a new passenger elevator.
833 Madison, NYC (1997-98)
Project Team. Restoration of the facade and legalization of the cellar for accessory office use. The primary work involved the research and detailing of the facade for New York City Landmarks Preservation approval. Further work on the building will include upgrading the building electrical service, replacing plumbing risers and legalizing the combining of apartments on each floor to form larger apartments.
40 Prince Street Loft Conversion, NYC (1995-98)
Project Team. Conversion and development of existing building on a 9500 sf. lot in Little Italy District. Conversion of three existing floors to multiple dwelling, addition of three new floors to the existing building, design of facades to match existing building, addition of a clock tower, construction inspection and construction consultation for the owner-builder. The challenge was to satisfy the owner’s program in building three additional floors onto a building with limitation of zoning and building code requirements regarding building height, buildable floor area and legal light and air. The work required extensive zoning and building code analysis and calculation, technical consultation, assembly of construction, documents construction inspection and research for equipment and material.
205 Pearl Street, NYC (1996-98)
Project Team. Conversation of an existing five stories commercial building in downtown financial district to legal apartments. The major change to the building involved the demolition of rear portions of the fourth and fifth floors to provide legal light and air to the three residential floors. The work required extensive zoning and building code analysis and calculation, technical consultation, assembly of construction documents construction observation and research for equipment and material.
117 East 41 street, NYC (1996)
Project Team. Check-cashing store of 2,700 sf. located at the ground floor of the Chanin Building. The work involved the preparation of construction documents, detailing of bulletproof walls and teller counters, layout and calculations of air distribution system and approval of mechanical shop drawings, coordination of construction and construction observation for compliance with specifications and New York City building code.
Additional work involved researching and detailing of bronze storefront door to match existing building for New York City Landmarks and Preservation approval.
ARCOUSTICS, INC. NYC
The Roxy, Jamaica, West Indies (1996-98)
Project Team. 9000 sf. nightclub in Jamaica, West Indies. The project involved the design and equipment out-fitting of the nightclub. The work centered primarily on coordination of all consultants, research on A/V equipment and materials, design of lobby, assembly of the construction documents, acoustical detailing and layout and verification of mechanical system.
George Benson Home Studio, New Jersey (1996)
Project Team. Upgrading of Jazz musician’s home recording studio. There were numerous acoustical problems to the space and the challenge was to resolve the noise from the wood floors above, sound of the stream outside basement and low ceiling height. The work included site measurements, probes into existing construction, acoustical detailing for walls and ceiling, and design of absorption finishes, construction observation and coordination.
Howard Schwartz Recording, Inc., NYC (1996)
Project Team. Redesign of an existing control room and recording studio, and addition of a new machine room. The program required the acoustical upgrading of the room, redesigning and incorporating a new mechanical system into the existing ceiling, designing control room to accommodate a new console and A/V work, acoustical isolation of rooms by floating rooms on sound isolators. The work involved the preparation construction documents, layout of the new Machine Room, acoustical detailing for the finishes, equipment and transitions, job meetings and construction observation for compliance with acoustical specifications.
Baron & Baron Productions, Inc., NYC (1995)
Project Team. Advertisement recording facility and offices. The program was to design two recording studios, two audio-visual editing rooms, a series of offices and a lounge. The work included assembly the construction documents, verification of mechanical systems and shop drawings, acoustical detailing and construction observation and coordination.
Tape Center, Inc., NYC(1995)
Project Team. New 3,000 sf. development of two recording studios, two control rooms and a lobby. The work involved the design and layout of the rooms, detailing of the spaces and finishes, and coordination of the mechanical services with the existing structure.
JOHN HEJDUK ARCHITECT. NYC
Cathedral Project (1996-1997)
The Cathedral Project was a commissioned by the CCA (Canadian Center for Architecture) in Montreal, Canada. The Cathedral has been described by Michael Hays as “the most complex single object of Hejduk’s career.” The project involved a year’s work of interpretation and fabrication based on a single X-ray elevation drawing, sketches and numerous discussions with John Hejduk; transforming a working conceptual model into a final building model. The model has been exhibited in John Hejduk’s exhibition at the CCA and a retrospective at the Whitney Museum of American Art (New Work). It has also been published in the exhibition catalog “Sanctuaries: The last works of John Hejduk.”
House for Poet. (1994-1995)
House proposal to Cranbrook, Michigan. The work involved interpreting a drawing and various discussions with Dean Hejduk to form the final building model. This was a working model from which drawings were later constructed to form the complete project.
Black Wall House. (1994)
Variation of the Wall House project with modifications for construction in the Netherlands. The work involved the replication of Wall House 3 with additional columns based on sketches and discussions.

Lim Residence, Singapore (1996-1998)
Single family residence with a construction budget of S$1.8 million. Design of a pair of semi-detach houses in Singapore. Site has limited buildable area due to severe slope at rear and a zoning height restrictions. Work included design services, permit and construction documents, coordination with consultants in Singapore, and zoning/building code analysis.
Hong Li Gallery, Singapore (1996)
Hong Li Gallery is a Chinese art gallery associated with the Hong Li Art Society in Shenzhen, China. The owner is a retired businessman with numerous pieces of Chinese artwork on consignment from Chinese artists and collectors. The program in addition to an art gallery is to double as a calligraphy studio for the client. The gallery space measured 256 square feet and the construction budget proposed by the owner was to be limited to S$10,000. The gallery was featured in a newspaper and television news special on Chinese art galleries
Details Boutique TI, Singapore (1996)
Retail TI with construction budget of S$100,000. The proposal was to design a wooden sculptural centerpiece to serve as an identity for the store. The floor was of local white marble to contrast with the dark Nyatoh wood structure.
Solo Boutique, Singapore (1993)
Retail TI with a construction budget of S$34,000. The owner had requested that construction work within the store be limited to ten days so that business is not extensively disrupted. The project included design-development, construction documents, general contracting and store packaging design.
Adelphi Boutique, Singapore (1992)
Retail TI with a construction budget of S$18,000. The project included design-development, construction documents, general contracting and store packaging design. The primary intention of the project was to undertake a commercial project with limited tools and materials. The materials used were canvas, standard brass sections, plywood, and industrial hardware. All fixtures and furniture were handcrafted with hand tools and a drill press.
